Outright Gift

Do you:
  • Own a home or condominium you no longer need?
  • No longer need to sell your property and reinvest the proceeds because you are well provided for?
  • Want to benefit from a significant charitable income tax deduction and avoid capital gains tax?
Then making an outright donation of real estate to Elderhostel might be right for you.


Donate and Receive Income

Do you:
  • Own a vacation home or business property that you no longer need or use and want to dispose of it?
  • Need to convert your real estate into an income stream after it is sold?
  • Want to make a charitable gift to Elderhostel, benefit from a significant charitable income tax deduction, and avoid paying some capital gains tax?
If so, one of these two kinds of charitable gifts might suit you:
  • Charitable Remainder Unitrust - you donate the property into a trust. After the real estate is sold by the trust, you will start to receive regular income each year.
  • Charitable Gift Annuity - you contribute the real estate to Elderhostel. After a deferral period, you will receive regular, fixed income payments for life.


Donate Your Residence and Continue to Live There

Do you:
  • Want to continue living in your personal residence or farm and are 70 years of age or older?
  • No longer need all of the proceeds from selling your property if you decide to move, because other income and assets will provide for you throughout your lifetime?
  • Want to benefit from a significant charitable income tax deduction now?
You can deed your personal residence or farm to Elderhostel and retain the right to live there. You will enter into a special agreement with Elderhostel to ensure the property is maintained. And, if you want to move, the property can be sold.


Donate an Interest in Your Property

  • Plan to sell your real estate?
  • Want to make a significant gift to Elderhostel?
Undivided (fractional) interests - Consider donating a portion of your property to Elderhostel before the sale of the property. You and Elderhostel will receive proportionate shares of the proceeds. This is one way you can make a special gift to Elderhostel.
